Jeremy Witte Residence | May 2, 2025
There exist maybe a handful of Ju-Nel builds with this much originality remaining in such terrific condition. Balance that originality with thoughtful, modern updates and you have the Witte residence. I have been in a couple dozen Ju-Nel homes, and studied images of all, and I have not found one like this. It is the only Ju-Nel I am aware of which has won a coveted AIA award.
After visiting the home, I am designating it a Super Ju-Nel. The care taken to preserve and enhance the home is unlike any other I have seen.
Built in 1960- 1961 on just under a 1/4 acre in Eastwood Estates. The permit was pulled November 4, 1960.
2,161 sqft | Three Bedrooms | Two Baths
10226 Vinemont St | Dallas, TX 75218
The image above captures so many Ju-Nel hallmarks: original, unpainted adobe brick, possibly original, correct siding in board on batten format (this is especially important below the windows), while not original, the original green standard paint, masonry screening and beams with close to the correct original color.
The Witte residence has benefitted from the second owner / architect's vision for expansion and rehabilitation, and for the last 3 years, the impressive stewardship of the current owner. If someone asked me for an important, turn-key Ju-Nel, this is the one.
Much of the main living room panelling is original, and well cared for. The expansion of the main room to the East saw the introduction of matching panelling, and while a careful examination reveals it is not original, the material choice specified by the second owner/architect is superb. Much of the parquet is original and in remarkable condition. The beam color is very close to original specification and these beams are a bit different and unique compared to many other beams they designed in the early 60's. The brick on either side of the fireplace is original, and while the tile is not, I feel the update serves as a well done replacement.
While I was in the home for the White Rock Home Tour, I met the daughter of the original owners and talked about her experience living in the home. She mentioned the black wall sconce to the right of the fireplace is original. Another example of how the three owners of this remarkable home have kept the idea of preservation at the forefront of design decisions.
The recently rehabilitated kitchen is a fantastic modern vision for the space. The use of black cabinetry ties in nicely with the beams and black tile in the baths. Located just behind the kitchen is a very rare, larger than expected laundry room / pantry.
I typically do not approve of Ju-Nel beams painted any color other than the original deep dark brown, almost black, but in the case of the all white bedroom I think it works. Attached to the primary bedroom is a space added by the previous owner / architect.
The outdoor living space is perfectly Mid-Century Modern. Hidden from the street, it is an open, yet compact space featuring a variety of natural materials and a large tree for cover and shade. I would add a selection of Japanese maples to give the space additional complexity.
Original plans are framed and displayed proudly in the main living area (Vinemont St. is on the left side). The average lot size for all Ju-Nel homes is .36 acre; at .23 acre, this lot is significantly smaller. Does it feel small? Other than appearing small from the street, the house lives big...it feels larger than it really is and I feel the same way about the outdoor living space between the house and the garage.
The Witte Residence is a master class in preservation, expansion and modernization. It is Mid Century | Modern Luxury.
